Full Steam Ahead

I can’t believe it’s almost the middle of June! This month has been flying by, and time is ticking ever closing to December. December is important to me because that is the month I’m planning on quitting the 9 to 5 and going to be full time RE!

I have been actually making some headway, and I’m fully back into the swing of it. It’s weird after my birthday last week everything just seemed to click, and I have my real estate mojo back. (But hey, I’m not going to question it!) My Craigslist marketing is in full force! I had my first ad flagged and removed, and I also picked up two potential deals over the last two days. I must be doing something right if my ad is getting flagged, and I’m getting leads!

The first deal is an hour and a half way from me. I was hesitant to follow up on it, but in the end I realized I would be doing myself a huge injustice if I did that. At the very worst I will pick up some experience dealing with a seller.

The other deal I haven’t had the chance to follow up with yet. The lead filled out my online form earlier this evening, and I haven’t had a chance to get back to them yet. I will be following up tomorrow first thing after work.

Even with these two possible leads in the pipe I’m still working on maximizing my marketing. I plan on working on some bandit signs, and over the weekend I am going to be placing them around my target neighborhood. I’m also going to be drafting my direct mail piece, and looking into a what type of list I want to purchase and pursue. On top of that, I’m also going to dig around and see if it’s worth doing some online marketing, and determining if it’s worth the time or money. It’s going to be a busy week, and I love it!

Building Momentum

I can’t believe it’s been almost a month since my post. As you can tell from the title this is about building momentum, and from the lack of posts I haven’t built any!

I look back at the momentum I had going the first few months of the year, and everything just fell part. This can be contributed to a bunch of factors. Feeling overwhelmed, analyst paralysis, poor planning, lack of organization, etc. The list could go on and on, but it doesn’t change the fact that none of them are good excuses.

As a result of my performance, I’m going back to square one. I’m going back to daily, weekly, and monthly to dos. I’m going back to my original “schedule” of doing real estate work late at night as opposed to the early morning. I just work better between  8PM to 1AM instead of 4AM to 7AM

I feel like I’m rambling, so I throw this out there. To anyone that is attempting to get into real estate investing it takes time and dedication. You need to stick with it and have a solid action plan. Of course all of the experienced investors I know have already given this piece of advice many times over.

Accountability Monday 11/18/2010

It is Monday, and as promised here is my first accountability Monday blog post. I was thinking about this post today, and I feel like I would benefit by having an accountability Sunday instead of Monday. It would help me gather my thoughts and plans for the week, since the only free time I have to get stuff done is at night.

But without further ado!

  • Ramp up my Craigslist marketing. I have been meaning to do this since I came back from the REIA meeing, but I have been exhausted the past few days.
  • Work on creating a “call flow” script for my “Virtual Assistant”.  I am lucky enough to have a couple of people vested in my business that are more that willing to do whatever it takes to get this rolling, and the best part is they have time to make and take calls.
  • Begin the development work for my company’s website. Since I have a background in IT I’ll be developing this myself; which is a huge expense saver!
  • Begin developing a shotgun mailing campaign. I’m going to direct mail FSBO, pre-foreclosure,landlords, and section 8s.  This will be sent to the people I’m not able to get a hold off by phone.

I’d post more but Firefox keeps crashing, and I need to get it fixed.

January Shuffle

It’s been too long since I have blogged. I need to make it a habit to blog more often.  I think I’m going to start blogging either every day or every other day.  I’m hoping this will force me to be more accountable to myself.

I have been doing some reflection on the goals I posted at the end of December, and thanks to Nick from Subject2 I realized i needed to break down my goals further. I am going to start creating weekly and daily goals. I think I might start doing “Accountability Mondays”. I know a lot of other real estate bloggers do this, and I like the idea.

So to revisit my January goals. I have yet to do a deal, and its almost the halfway point of the month. I have been doing some marketing through CraigLists for buyers, and I have had some moderate success. I currently have a list of 5 potential buyers. (I won’t consider them buyers until they buy from me). Outside of that my current marketing has been pitiful. I’ve been struggling to find a balance between family and business time after I’m done at the 9 to 5, but I think I finally found a groove that will work for me.

Over the next couple of days I’m planning on sitting down and ironing out a new marketing plan, and then I’m going to start hitting it hard and being aggressive in making sure the plan succeed. I am also going to the local Real Estate Investors Association meeting tonight, and I’m hoping to make a few good contacts there. Maybe I’ll post something about the meeting tonight when I get back. I am also thinking of doing some video blog action. I can thank Nick again for that inspiration!

2010 Goals and Progress (or lack thereof)

Let’s dive right into it since I am currently fighting off sleep…

I have finished the goals I am going to achieve for the first half of 2010! I went very aggressive in setting these goals, and I love to challenge myself. Without further ado here are my summarized goals.

  • In January,February, and March we  plan to acquire at least 5 serious buyers and wholesale at least 2 deals in each month. So by the end of March we would have done at least 6 deals, and have 15 buyers (hopefully more)
  • From  April to June we would like to wholesale an average of 4 properties a month, and continue to add on average 5 buyers a month.
  • This on is more on a personal front, but figured I should include it:  Not rely on my 9 to 5 job for a paycheck!!

The more experienced investors that read this will probably think I’m crazy and that I’m setting these goals too high. If you think so let me know! You probably have merit in thinking that.

Outside of working on the 2010 goals for my business I haven’t been very active or focused on real estate. The 9 to 5 has been pretty draining the last 2 days, but I won’t let that become my excuse for reaching my goals. Over the next week and a half I will be working on some marketing plans. A set of plans to find buyers, and another to find sellers. I will have the marketing plans done and ready to be executed come the beginning of the year.
