Full Steam Ahead

I can’t believe it’s almost the middle of June! This month has been flying by, and time is ticking ever closing to December. December is important to me because that is the month I’m planning on quitting the 9 to 5 and going to be full time RE!

I have been actually making some headway, and I’m fully back into the swing of it. It’s weird after my birthday last week everything just seemed to click, and I have my real estate mojo back. (But hey, I’m not going to question it!) My Craigslist marketing is in full force! I had my first ad flagged and removed, and I also picked up two potential deals over the last two days. I must be doing something right if my ad is getting flagged, and I’m getting leads!

The first deal is an hour and a half way from me. I was hesitant to follow up on it, but in the end I realized I would be doing myself a huge injustice if I did that. At the very worst I will pick up some experience dealing with a seller.

The other deal I haven’t had the chance to follow up with yet. The lead filled out my online form earlier this evening, and I haven’t had a chance to get back to them yet. I will be following up tomorrow first thing after work.

Even with these two possible leads in the pipe I’m still working on maximizing my marketing. I plan on working on some bandit signs, and over the weekend I am going to be placing them around my target neighborhood. I’m also going to be drafting my direct mail piece, and looking into a what type of list I want to purchase and pursue. On top of that, I’m also going to dig around and see if it’s worth doing some online marketing, and determining if it’s worth the time or money. It’s going to be a busy week, and I love it!

Building Momentum

I can’t believe it’s been almost a month since my post. As you can tell from the title this is about building momentum, and from the lack of posts I haven’t built any!

I look back at the momentum I had going the first few months of the year, and everything just fell part. This can be contributed to a bunch of factors. Feeling overwhelmed, analyst paralysis, poor planning, lack of organization, etc. The list could go on and on, but it doesn’t change the fact that none of them are good excuses.

As a result of my performance, I’m going back to square one. I’m going back to daily, weekly, and monthly to dos. I’m going back to my original “schedule” of doing real estate work late at night as opposed to the early morning. I just work better between  8PM to 1AM instead of 4AM to 7AM

I feel like I’m rambling, so I throw this out there. To anyone that is attempting to get into real estate investing it takes time and dedication. You need to stick with it and have a solid action plan. Of course all of the experienced investors I know have already given this piece of advice many times over.

I’m Back!

I have been toying with the idea of starting to blog here again, or starting up a new blog with a new domain. I decided that at the moment it’s best to just keep this blog active. I still plan on setting up a new blog, but I can’t afford to put the time into the design and style (being a perfectionist, I would have to have it “perfect”).

Investing Update

I am not progressing nearly as fast as I was hoping I would. I still have not closed on a deal, but I am building experience marketing. I still have my goal of quitting the 8 to 5 by Christmas. I’m finally getting laser focused on that goal, and I won’t let anything stop it from happening. One thing I noticed was when I was blogging it gave me a place to focus on what needs done, and it made me accountable. I direction for the blog hasn’t changed. I plan to go into all of the glorious and gory details of my real estate adventure. I hope laying it all out allows me to help at least one other person.

I have a lot of work that needs to go gone, so that’s all for tonight.

Finding Your Drive

For some reason today I had the movie 8 Mile running through my mind through the day. Perhaps it had something to do with my music choice for the day? (50 Cent, G-Unit, Em wouldn’t have anything to do with that!).  As I was thinking back on the plot of 8 Mile (it’s been at least 6 years since I’ve watched it) I started to reflect on what it means to overcome adversity and not letting anything stand in your way.  A guest post written by Maren Kate over at Subject 2 also got me thinking. I have the desire to succeed; I have been passionate about getting everything moving. The key thing I have been missing is the hustle, and it took those two things colliding at the same time to start to form a picture in my mind.

On a key point from her post I need to get mad. I need to start using my hatred of working a 9-5 and having a crappy boss as fuel to get off my ass and start making some deals happen! Yes, I have been making some progress. I was successful at everyone of my goals from last week expect for the mailing. The only excuse I have for that is I haven’t find my target audience yet. But that’s a pretty weak excuse and I know it.

So my only goals for this week are simple. Review my contracts and I need to talk to at least 5 sellers.  Maybe I’ll make this a challenge! If I don’t talk to 5 sellers I will post a video of myself attempting to free style. What do you think? If I get enough feedback I will agree to doing it!

Accountability Monday 01/25/10

It’s the time again. I can’t believe it’s been a week since my last post. I have been busy this week. Unfortunately I haven’t been as productive as I would like. First let’s jump into what I completed from last week.

  • Ramp up my Craigslist marketing. I have been meaning to do this since I came back from the REIA meeing, but I have been exhausted the past few days. FAILED! I only posted 2 ads this week. One to attract sellers and another one to attract more buyers.
  • Work on creating a “call flow” script for my “Virtual Assistant”.  I am lucky enough to have a couple of people vested in my business that are more that willing to do whatever it takes to get this rolling, and the best part is they have time to make and take calls. Done (Kinda). I met with my VAs and we hashed out what they should say and how to handle the call. I just need to finalize the script.
  • Begin the development work for my company’s website. Since I have a background in IT I’ll be developing this myself; which is a huge expense saver! Again another failure! I have my domain registered, but I have not began any of the development work worth anything. I now remember how painful developing a website from scratch can be. It’s been a while since I had to create one.
  • Begin developing a shotgun mailing campaign. I’m going to direct mail FSBO, pre-foreclosure,landlords, and section 8s.  This will be sent to the people I’m not able to get a hold off by phone.  And finally another failure. I just dragged my feet on this task.

I have been setting a good goal of sitting down in the evening starting at 9PM or 10PM and attempting to work on things until 12:30AM or 1AM. But I would let myself get distracted with my domain tweaking and testing, attempting to catch up on twitter, and stay up to date on blogs.  (It was more the domain than anything!)  I have taken a step back and I am starting to manage my time better.

This weeks goals are:

  • Continue to maximize Craigslist. I’m going to change my marketing for buyers around to see the results I get. I would have liked to have my website up and running to use as a link instead of Wufoo, but I can’t afford to wait on completing the website. I also plan to start digging through the FSBO and see if I can find or negotiate any deals.
  • Finish up the VA calling script
  • I have a couple of Graphic Design friends, and I’ll see if they would like to design my graphic or the shell of my website. I just can’t spend the time to design it myself.
  • Draft my mailing and research a target demographic to target.

On a different note: I did receive my first potential seller call me Thursday evening. I wasn’t able to take the care, but I called them on Friday after I got home from the 9-5. The seller is an out of state investor that thought the property was closer to University of Akron, but it’s clear on the other side of the freeway. Now I’ll be upfront, I was nervous as hell calling.   First I had to call the guys wife (She left the voice mail), and called the guy after she gave me his cell phone number. The call started out rough, but I managed to get him talking. Soon enough I had the details about the property, the amount he is asking, and I added him as a potential buyer! My only setback was he already listed the property with a Realtor, and I was going to use a flex contract on this deal. I think having a Realtor kills that option, and I don’t feel comfortable enough to use a standard contract on this deal. I would if I knew that area better, and held confidence in my buyers list. (I haven’t done a deal with them, so I don’t place any faith in them closing on a potential deal until they do so. I know it’s kind of a Catch-22)

I think that’ll keep me busy for the week. Hopefully I can get sellers coming my way and close on my first deal.  I had the goal of doing 2 deals this month, and it’s getting to be crunch time. I’m still aiming for that! These next 5 days are going to get crazy, and I’m looking forward to it.

Accountability Monday 11/18/2010

It is Monday, and as promised here is my first accountability Monday blog post. I was thinking about this post today, and I feel like I would benefit by having an accountability Sunday instead of Monday. It would help me gather my thoughts and plans for the week, since the only free time I have to get stuff done is at night.

But without further ado!

REIA – A Let Down

I’m going to keep this brief since I don’t like to dwell on the negative…

I did force myself to go the the local Real Estate Investors Association last night, and I have to say I was kind of disappointed by it. I got an odd vibe… Well the best way to describe it is: a bunch of semi-grumpy old guys that just complained. There were a few people there that probably would have been worth talking to, but during the networking time everyone drifted into their cliches… Now that I look back on the meeting this came to mind.

But I digress…

I was able to take myself out of my comfort zone and actually talk to a couple of people. One guy was selling his negotiator service for short sales. I haven’t looked into doing short sales yet, so I think I’m going to contact this guy to see if he knows an investor that will pay for short sale referrals. I have the feeling I’m going to come across some short sale candidates, so I might as well make some money from those leads.

The other person I was able to talk to was another wholesaler that is just getting started in the Cleveland area which is about an hour north of me. If i find any deals in that area I can connect with him to help me market the deal and split the assignment fee. Half is better than nothing!

Outside of that I got nothing out of it. The topic of the night was “Creative Financing”, but the only topics covered were using private money through IRAs (which I already knew about and have a good understanding) and selling notes. The notes topic was interesting but it’s nothing I can put to use now.

I think I’m going to give this REIA another shot next month. There is another one in the city of Canton later this month. I might go check that one out. That’s all for tonight I gotta get rolling on my marketing.

PS – I was going to make a video blog about this, but it would have just been me starting at the camera talking. That would have been horribly boring, so I decided to save the couple readers I have from that boredom! I’ll start posting some videos once I start coming up with some good content.
